What the VA loan gets you in this market

The VA home loan is the strongest benefit most service members and veterans have, and it works well in the Charleston area. No down payment is required for buyers with full entitlement, there's no monthly mortgage insurance, and rates are typically competitive with or better than conventional loans. A one-time funding fee applies unless you're exempt, and it can be rolled into the loan.

The home has to meet the VA's minimum property requirements, which mostly means safe, sound and sanitary. Older homes in West Ashley, James Island and North Charleston usually pass; peeling paint, a bad roof or a non-functioning system can hold things up. We flag those before you write an offer.
