Downtown Charleston covers the peninsula between the Ashley and Cooper rivers, ZIP codes 29401 and 29403. South of Broad and the French Quarter hold the oldest homes in the city, many protected by the Board of Architectural Review. Move north through Harleston Village, Ansonborough and Radcliffeborough and the housing mix shifts to renovated singles, condos and townhomes. Above the Crosstown, Wagener Terrace, Hampton Park Terrace and North Central offer bungalows and newer builds near Hampton Park.

Prices span the widest range in the Lowcountry. Studio and one-bedroom condos start under $100,000 at the entry level; renovated historic homes and waterfront estates list above $14 million. Between those poles, most detached homes on the peninsula trade in seven figures, and condos in the mid six figures.

Buying downtown means reading disclosures carefully: flood history, foundation and termite reports on older structures, parking, and short-term rental rules that vary by district. We've walked through enough of these houses to know what's cosmetic and what isn't.
