How a PCS purchase works with us
Most families reach us a few months before their report date, sometimes from overseas. We start with a call to map three things: your report date, your BAH and budget, and which side of the base you'll work on. The Air Base is in North Charleston. The Weapons Station and Nuclear Power Training Command are in Goose Creek. That single fact decides half of the neighborhood list.
From there we send curated listings, video-walk homes you can't visit yet, and line up lenders who close VA loans on a timeline. If you get house-hunting leave, we plan the days tightly: tour by commute zone, write offers while you're here, and handle the rest remotely. Power of attorney, remote notary and mail-away closings are routine for us.
If you're leaving Charleston on orders, we do the same thing in reverse: price your home to sell inside your window, coordinate showings around packers, and close on your schedule.
Neighborhoods by commute
Under 15 minutes to the Air Base: North Charleston (Park Circle, Coosaw Creek, Whitehall, Archdale), Hanahan (Tanner Plantation, Eagle Landing).
Under 15 minutes to the Weapons Station: Goose Creek (Crowfield, Brickhope, Liberty Hall), Hanahan.
15 to 30 minutes, more house for the money: Ladson, Summerville (Nexton, Cane Bay, Wescott), Moncks Corner for the Weapons Station side.
30 minutes or more, for the beach and the city: Mount Pleasant, Daniel Island, West Ashley, James Island.

Which neighborhoods are closest to Joint Base Charleston?
For the Air Base: North Charleston and Hanahan. For the Weapons Station: Goose Creek and Hanahan. Both are usually under 15 minutes in normal traffic.
